For ourselves W+Noordijk, inc., develops both commercial and residential properties with an eye toward long-term ownership, sustainability and creating places where businesses, residents and the arts can survive and thrive.

For our clients W+Noordijk, inc., works with government and city agencies, other real estate developers, arts organizations and artists to transform historic buildings and new construction projects into vibrant destination centers for the arts. We help realize the project’s vision through strategic alignments with major civic initiatives such as urban revitalization, affordable housing, historic preservation and the arts community.

We help our clients:

Find projects.  We work with a variety of clients who are looking for opportunities for adaptive reuse of historic buildings into affordable artist communities. This includes finding available properties as well as analysis and advisement on the financial structuring of the project through Federal and State Historic Rehabilitation Tax Credits and Affordable Housing Tax Credits. We determine the feasibility of the project based on its economic and market viability, as well as support within the arts and community as a whole.

Market projects to artists. We identify and evaluate the artist component of the project such as the types of spaces, amenities and features that artists want and need. Based on feedback from the community, we develop and implement a marketing plan. We establish relationships and trust within artist communities and maintain community engagement throughout the project.

Qualify artists for residency. We qualify potential residents as artists through our Artist Selection Process. Through an established committee, each artist is walked through either an on-line or in-person artist interview that ensures the resident meets the artist qualifications while exercising fair housing practices.

Consult on arts related real estate projects. We provide consult for nonprofit arts organizations and government entities that are engaged in arts related real estate projects, capital campaigns and facilities rehab. This includes participation in feasibility studies, planning efforts, fundraising and marketing plans.
